How to Shortlist a Miami Villa for Your Group
Compare Villa Lago, Villa Banyan and Villa Blanca, then ask about beds, pool space, visitors, exact-address eligibility and a full written quote.
Privately Known
Start a villa shortlist with the people who will actually sleep there. A bedroom total is useful, but it does not tell you which guests share beds, whether children can nap away from the living area or how the outdoor space works for your group.
Three real listings, three different scales
Villa Lago in South Miami lists 5 bedrooms and up to 12 guests. It is a starting point for a group that fits that published capacity, not a promise that every guest has a separate bed.
Villa Banyan in North Miami Beach lists 7 bedrooms and up to 16 guests. Compare the actual bed plan and gathering spaces rather than assuming two additional bedrooms solve every sharing preference.
Villa Blanca in Miami lists 11 bedrooms and up to 20 guests. For a larger party, agree on who needs privacy and who is comfortable sharing before requesting a quote. These are the listings' published counts, not confirmed availability or event permissions.

Ask for a bed plan and a pool plan
Request the bedroom-by-bedroom bed layout, including any sofa beds, stairs and the distance between sleeping areas. For the pool, ask who has access, how children reach it, what barriers or supervision arrangements apply and where usable shade sits through the day. Confirm pool heating, access hours and any extra charge rather than inferring them from a photograph.
Waterfront does not approve a vessel
If a dock or boat day matters, ask whether the particular property has an approved dock for your intended use, and obtain written approval for the vessel, dimensions, draft and arrival arrangements. A waterfront label is not permission to swim, berth a boat or arrange a charter pickup.
Separate visitors from overnight guests
Send both the overnight party and any proposed daytime visitors. Ask about visitor limits, events, noise, parking and access rules; sleeping capacity does not authorize a gathering or extra overnight guests.
Request one full written quote for the exact dates and headcount: rental, taxes, cleaning, service charges, chosen extras, any minimum stay, deposit and cancellation terms. Keep the refundable security deposit distinct from nonrefundable charges. Do not compare properties on a nightly headline alone.
Check the address, not just the Miami label
Jurisdiction and rental eligibility depend on the exact address and dates. Miami Beach's vacation-rental rules and address search apply to properties within Miami Beach, not automatically to South Miami, North Miami Beach or Miami. Use the city's resources when that jurisdiction applies; for another city, request the relevant local checks. A search result or a published listing is not a blanket legal approval.
